About these calculators
These calculators use the same level-payment formula your lender uses, so the monthly payment you see here is the one that will appear on a loan estimate, before the fees and escrow lines that vary by lender. The amortization schedule is built month by month the way a servicer books it, which is why its totals come out exact rather than payment times months.
The paycheck and freelance tax calculators use the current year's federal brackets, standard deduction and Social Security wage base, and they say so on the page with a date and a source. They estimate federal tax only; state tax is a separate line you can add yourself. None of this is financial advice, but all of it shows its work.
The same $300,000 loan, four terms and three rates
Principal and interest only, using the level-payment formula every lender uses. Shorter terms cost more each month and far less over the life of the loan.
